I have been following your posts closely K9 as our home is much like yours, needs lots of work - more than I am able to do physically or financially (DH is NOT good at maintenance or repairs at all  ). I have threatened to call the firm We Buy Ugly Houses more than once...your thread is giving me hope!
Good luck with closing the deal fast and finding a new dream home soon!

K-9,when I sold my house I asked the Real Estate lady if I had to have W.E.T.T. done as I had heard about it. She told me don't bother. In the end I had to have it inspected and I had to give $2,000 to the buyer for the chimney to be fixed,I was sooo angry. She took off 2% on her commission. The buyer never got it fixed but if they light a fire in it and the house catches on fire the insurance will not pay. If I was you I would have a chat with your Real Estate guy,he is working for you and should have told you to get W.E.T.T. done,then when you found out it didn't pass you could have stated in your contract ,,that way it would have save you this headache.

I'm more than a little ticked at both Real Estate Agents. I specifically asked our agent what we should do prior to listing. He said "Nothing - if they want things done they can do it". What wasn't said is that without a number of items being up to code the buyer cannot get insurance or a mortgage. This house is 90 years old. Everything works just fine but it isn't current code. *sigh*
Then, the buyers agent dropped off papers for us because he lives in the neighbourhood and I asked him about the WETT certificate clause. He said "No big deal. They come in, check the clearance, shine a light up and if it works it gets certified"
I am completely appalled. I sold RE 25 years ago and I damn well knew what was necessary for a sale. Buyers and Sellers rely on the 'Professional' advice they receive from these people. Their commission WILL be reduced.
So, plumbing has been repaired and electrical is starting. Chimney guy tomorrow and the building inspection Monday. Tuesday I am sure we will be renegotiating the deal. Wednesday I am planning a breakdown.

Well we got some good news this morning.
It turns out that the fireplace is in much better shape than expected. It does need some repairs to bring it to code but it will be about 1/4 of the price anticipated. Yippee and Happy Birthday to me!

K9, on the brighter side of things all these kinks you've run into will arm you in the ability to make a far better deal on a purchse. You will KNOW what to look for & what to ask.

No kidding IB. I feel as though I am taking the Real Estate courses all over again
I am also happy to report that the gal who will be our agent when we purchase is much more on the ball and is accustomed to country and small town properties. But we will have a really good idea of what to look for, what questions to ask and even better, a good handle on what the various things might cost.
Because I have run on and on here for days it feels as though you are all selling this place with me. Maybe I'll start a 'House Hunting thread next week so you can all be in on the purchase as well.
Hey, if it gets too boring folks can always just scroll on by.
