Chicago, my cute little town of 35,000 people just 7 years ago has exploded to over 100,000 - almost all new builds with squat for yards. I live in 'Old Milton' where even a small house like mine has at least a 50 x 150' lot. This house hasn't been on the market for over 25 years and is rather unique in it's architecture. Excellent news! HOLY crap on the expansion of your town.

Our lot size is the same, although some in town have ginormous lots.
We built our home 11 years ago. The lot is all house w/ a detached garage, so there is little grass to mow, but it truly is lovely! Many of the newer house in town have attached garages on the front of the house, resulting in what we call a "snout house". ACK!
My yard and garden ROCKS and is quite the show stopper.
Our house stands out from newer homes because it has a wrap around porch and detached garage. I have a feeling when it comes time to sell, it won't sit long. Especially, since we are caddy corner from a grade school with a large park. This house is great for young families.

OK, enough about me and my house!

GO GET 'em K9! Sell that house!

We make is a practice to only counter once, if that depending on their first offer but not if they lowball with an insulting offer. We don't go back and forth because you don't want your "price" out there. KWIM?

I so hope the first time buyers buy your house. I don't think I'd sell it to the people who broke the pipe if they were the last buyers in the world. Well probably would because I would need the money, but wouldn't like it.

I hope they do too Connie. They are dog people and the yard is perfect for them. I'll know tonight by 7 and then they have a week for financing and building inspection. I feel pretty positive.

I have to laugh - you sound like Don. He doesn't want to sell it to the Plumbing Busters either. He can rant but the bottom line is that it has to be a rational business decision so if the young couples deal falls through and the PB's want to buy it then they shall.

This is going to be a long month. Now we have to find a new house. Much more fun than selling mind you!

The building inspection is on Monday and on Tuesday we will know if we have a firm put-to-bed deal. Both the buyers and ourselves are ready to renegotiate should the building inspection show greater than expected problems.

The coolest thing is that the kids that are buying the house are both Vets

Well Deely, we can't afford the house of our dreams but we are looking for a place to hang out for about 20 years before a nursing home
There is very little available right now - the Spring market is just starting. There are 3 houses (we have already seen 9 or so) that we will see next week once this offer firms up.

Nora, they are all closer to Simcoe than Hamilton but I'll always do the drive to see you!

What they all have in common is large lots and great views with no rear neighbours.

Thanks for the well wishes folks... I have already discovered that our perfectly good, works great, wood fireplace is not up to code and will not be eligible for what they call a W.E.T.T Certificate. It will cost thousands to rectify but the buyers cannot get insurance and therefore a mortgage without the certificate. This is true no matter who purchases the home so something will have to be done.

Let the games begin.
